SECURITY DEPOSIT will be returned by the Owner within two weeks after checkout, less any amount deducted for damage.

UTILITIES: Owner provides water, heat, electric, trash pickup, local and domestic (within U.S.) long distance and internet services.

RESTRICTIONS: Absolutely no pets. Absolutely no smoking.

ACCOMMODATIONS: 4 king, four bunks, 2 queen hide-a-beds. Maximum Occupancy: 16. Children under 5 are not considered as occupants. Owner supplies bed and bath linen.

CONDITIONS: Tenants will observe all conditions and terms of this lease as to maintaining the premises in good order and appearance and will conduct themselves in a manner inoffensive to neighbours. Tenants shall not disturb, annoy, endanger, or inconvenience neighbours, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordinance, nor commit waste or nuisance on or about the premises. Tenants agrees to indemnify and save Owner harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises by the Tenants or guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the leased premises.

PARKING: Sunriver Rules and Regulations prohibit parking on the roadways or common areas at any time. No RV, trailer or boat may be parked on home sites except for loading and unloading and for no longer than 24 hours. Contact the Sunriver Owners Association at 541-593-2411 for information on RV, boat, and trailer storage.

REPORT REPAIRS: If you find any appliances that are not working properly or any other problem, please let us know immediately. LOST ITEMS: personal items left in the home after checkout are not the responsibility of the Owner. Every effort will be made to return items to the guest if the guest has notified us of missing items. Guest will pay postage on all returned items prior to shipping and all items must be claimed within 30 days of occupancy.

CHECKOUT PROCEDURES: 1. Please put dirty dishes in dishwasher and start it before you leave. 2. Strip the beds of sheets and pillowcases only. Please leave dirty linens in laundry room. Start one load of laundry. 3. Put trash in outside trash receptacle. 4. Lock all doors and windows, turn off all lights and fan in living room, TV’s, X-box, and STEREO EQUIPMENT. 5. Be sure hot tub is covered, cover secured with padlock.

CANCELLATION:  You may receive a refund of up to 100% of your total rental payment if you provide written notice of cancellation at least 60 days prior to your arrival date.
